    A complete home or commercial building inspection includes a visual examination of the building from the foundation to the roof. Florida Sate Home Inspections, Inc. evaluates and reports the condition of the structure, roof, foundation, drainage, plumbing, heating system, central air conditioning system, visible insulation, walls, windows, and doors. Only those items that are visible and accessible by normal means are included in the report. Our inspection list covers over 600 items.

  • 3. How much will your home inspection cost? Open or Close

    Inspection costs vary from company to company. Like most things in life you get what you pay for. Our fees are competitive for an experienced, certified home inspection company. Non-certified inspectors will be cheaper, but we trained to find problems they won't see. Our inspections come with the cost to replace or repair which will save you thousands when negotiating your purchase.

  • 4. Why do I need a home or commercial building inspection? Open or Close

    Because the purchase of a home or commercial building may be the biggest investment you will make wouldn’t you want to know exactly what you are buying. A licensed professional home inspector

    Our priority as professional home inspectors is to identify major problems that may affect your decision to purchase the home. We are not necessarily looking for $200 problems that are usually general maintenance issues. We are looking for the $2,000 problems that will influence the cost to own. We may note small maintenance issues as a courtesy, but they are not our primary focus.

    Additionally, some problems are evident only by living in a home. An example might be a shower stall that leaks while in use but may not leak when just turned on and off.  Spending an hour under the sink is a great way to unearth certain problems. But, if we did that, our home inspections would last several days and would no longer be affordable.

  • 8. Do I need to hire a home inspector or will my real estate agent? Open or Close

    Real estate agent recommendations can be considered, but the client should choose and hire the inspection company. A home inspection company works directly for you.

  • 9. Should I be present for my home property inspection? Open or Close

    Often our clients are unable to attend for one reason or another. Your presence during your home inspection isn’t mandatory, but we encourage it. Observing the home inspection gives you the chance to ask questions and see any problems or needed repairs firsthand. You will learn more about the home’s systems, which will provide an understanding of what you are buying.

    For an existing homeowner, a home inspection will help identify problems in the making and even more important they will learn about preventive measures to avoid costly repairs in the future. Knowing what a buyer will find in their home inspection allows a seller the opportunity to repair issues that would hinder a clean sale and closing.
